Share houses in Sydney
Sydney has the deepest share house market in the country and the widest spread between areas. Where you look matters more here than almost anywhere else, because a 20 minute difference in commute can change what you pay substantially.
Where people share in Sydney
Newtown & Enmore
Long established share house territory, terraces split between three and five people, walkable to the Inner West.
Surry Hills & Redfern
Close to the CBD, heavy competition, rooms move quickly once listed.
Glebe & Ultimo
Popular with University of Sydney and UTS students, short walk or light rail to both campuses.
Marrickville & Dulwich Hill
Larger houses and more space per dollar than the inner ring, well served by the Metro and light rail.
Bondi & Coogee
Beachside shares, strong seasonal demand, many places fill through word of mouth before listing.
Parramatta
A second CBD with its own job market, generally more room for the money than the east.
Getting around
Trains, Metro, light rail and buses all feed the CBD. Check which line a suburb sits on before committing, since two suburbs the same distance out can differ by 25 minutes in practice.
Study and turnover
University of Sydney, UNSW, UTS and Macquarie all pull large share house demand, and turnover spikes in late January and again in June.
Once you have found the room
Finding a room in Sydney is the hard part. Living in it well is the part that decides whether you stay. Before your first rent day, agree who pays what and when, and put it somewhere everyone can see rather than in a group chat.
